Magic City Terrace is a three story, HUD 202 PRAC subsidized, independent living complex for those individuals or their spouse age 62 or older who meet income requirements.

The community includes 84 unfurnished one-bedroom apartment homes with fullsized stoves and refrigerators. Each apartment home has heat and air conditioning controlled by the individual resident. We have elevators, trash chutes and laundry rooms on each floor equiped with washers and dryers at no charge for the convenience of our residents.

In addition, we have a large community room for gatherings, meetings, celebrations, potlucks and other activities. Our library, community room and craft room are also available for recreational and educational programs.

• Income Limits: Single $21,650, Couple $24,750

The individual or their spouse must be at least 62 years of age.

• Rent is based on a resident’s adjusted gross income, which is calculated by subtracting approved medical expenses from their income.

• The resident pays approximatly 30 percent of the adjusted gross income for rent.
